We offer an EASY QUALIFY pathway to home ownership with our unique "Lease to Own" program. There is NO CREDIT NEEDED.... and .....NO BANK NEEDED!...... We can have most folks APPROVED and living in one of our homes in as little as 2 - 3 business days!....... with NO processing fees and NO application fees!
We realize that most folks that want to own a home are not able to qualify for traditional bank financing, even though they can comfortably afford the payments... and are working with a small down payment...... We have a solution for YOU!
How can we APPROVE an application with NO CREDIT NEEDED so quickly when other sellers or lending institutions cannot?........Here's the key: We are a "one stop private funding company" and we own all of our homes. When we sell or finance a home to you, WE own it...(not some unknown seller)... AND we will hold the financing long term. We are not a realtor.... nor are we affiliated with any bank.
What makes our program unique and different?
What you will typically find in the "Lease to Own" industry is that most home sellers offering "Lease to Own" or "Lease with Option to Purchase" programs will require within a one, two or three year time frame that you get your own financing (mortgage) through a traditional lending source .. (a bank)...... We do not have any such requirement.
There is NO BANK NEEDED at any time with our Lease to Own program.
WHY RENT.... WHEN YOU CAN OWN?
YOU GET 25% OF EACH MONTHLY LEASE PAYMENT CREDITED TO YOU TOWARDS THE PURCHASE PRICE OF THE HOME.... You will use this towards your down payment at the end of the 2 year lease term.
Other than having the down payment funds in advance and upon move in: There are only two requirements to qualify for our long term financing:
THAT'S IT!.... You just qualified for our privately funded mortgage and you get credited 25% of every on time monthly payment that you made over the 2 year lease term!!!
At the end of your two year lease term, you will use your rent credits and transition out of the lease and we will give you a Warranty Deed that gets recorded in the public record at the Courthouse....... You are now the owner of the property.
You will also get a mortgage from us and you will continue to pay us. We will finance as little as a 10 year mortgage... all the way up to 30 years with 6 points at a fixed rate of interest of 12%. You will have some input at the end of the lease term with how long of a term you wish. (some single wide manufactured homes will be financed up to 15 years at a 14% fixed rate of interest)

YAY! You're ready to apply! Print this application, fill it out, and bring it to our office along with your deposit for the house you're interested in, a copy of your drivers license, one bank statement, and four pay stubs! Once we receive all of the above, we then will begin processing your application!
Deposit contracts will be filled out in the office with one of our friendly office staff. We look forward to meeting you!

I LOVE one of your homes!!.... How do I make it MINE?
We make this EASY..... Typically most folks will put a $1,000 deposit to reserve the home for up to 15 days and $2,000 deposit to reserve the home for up to 30 days. This "locks it up" for you for a period up to 30 days; and conditional upon your application being approved... it is reserved for you. You will tell us what date you want to "take possession" and simply pay the remaining balance upon move in ... and the home is yours!
Do I get a contract?
Absolutely yes. All of our transactions are finalized by legal documents.
Can I review the documents prior to signing?
YES. Upon approval of your application, our office will generate the documents and email them to you for your review. We welcome any questions you may have....... no question is too silly to ask. If you have never done this before, we expect it.
Do you charge a processing fee?
Do I have to pay an application fee?
No, there's no application fee.
How much $ is required to move in on the "Lease to Own Program"?
Total move in cost is dictated by the value of each particular property. Typical move in costs ("Option Consideration" and the first month payment combined) will range from $5,900 to $9,900.00. These funds are required upon move in.
I may want to get my long term financing with a bank.... Can I do that?
YES. You are not required to finance long term with us if you don't want to....You have many options... and this is totally your choice.
Do you rent houses?
NO. We do not rent site built houses. (Block, Stucco or Frame built houses).
Do you rent manufactured homes or mobile homes?
Yes. In some cases, we will rent our 2 bedroom manufactured homes.
Do you rent apartments?
YES. We have 2 bed, 1 bath quadruplex apartments in Southeast Ocala for rent for $725 per mo. and $600 security deposit. Two years of positive rent payment history, no past evictions, and positive landlord reference is required to move in with 1st month rent and security deposit. (Total of $1,325 to move in). Some applications with special circumstances may require a last month rent paid in advance upon move in.
Do you sell homes without starting with the 2 year Lease to Own Program?
YES. We sell homes "cash" or we will owner finance by a "Contract for Deed" or "Warranty Deed" with a 40% down payment.
How do I look at the inside of the home?
If you are interested in taking a look into one of our properties, its an easy process! Simply email us or bring by our office a copy of your drivers license and let us know the address of the house along with the date/time you want to view it! We will then give you a lock box code or key location. EASY AS THAT!
What are the requirements for the application process?
Before starting the application process, we require a deposit to reserve the home to be paid. Once a deposit has been made, you will fill out one of our easy applications, submit a copy of your drivers license, most current bank statement, and four pay stubs. In as little as 2-3 business days, you could be approved!!
Is my deposit refundable?
If your application is denied, 100% of your deposit is refundable.
In the event you change your mind; as with all typical real estate contract agreements, the deposit is non-refundable.
